BILL OF ASSURANCE
WHEREAS, Larry E. Kuca and Rhonda R. Kuca are the sole owners
of the property described on Exhibit "A" attached hereto as Lot 1,
Saxton's Second Addition to the City of Little Rock, Pulaski
County, Arkansas, and desire to plat said land.
NOW, THEREFORE, WITNESSETH:
That we, the said Larry E. Kuca and Rhonda R. Kuca,
hereinafter termed grantors, have caused said tract of land to be
surveyed by Allen Curry, Registered Land Surveyor and Registered
Professional Engineer, and a plat thereof made which is identified
by the title Lot 1, Saxton's Second Addition to the City of Little
Rock, Pulaski County, Arkansas, and the date February 28, 1991 and
by the signature of the said surveyor engineer and the said
grantors, and bears a Certificate of Approval executed by the
Little Rock Planning Commission, and is on record in the Office of
the Circuit Clerk and ex-officio Recorder of Pulaski County,
Arkansas, in Plat Book Page
do hereby make this Bill of Assurance.

The grantors do hereby certify that they have platted said
real estate in accordance with said plat. The lands embraced in
said plat shall be forever known as designated on said plat; and
every deed of conveyance for said property shall use this
designation.
The filing of this Bill of Assurance and plat for record in

the Office of the Circuit Clerk and ex-officio Recorder of Pulaski
County shall be a valid and complete delivery and dedication of the
easements shown on the said plat and, by this Bill of Assurance the
Grantors incorporate the restrictions, covenants, conditions and
easements contained in the Bill of Assurance filed at Book 810 Page
95, Amendment to the Bill of Assurance filed at Book 841 Page 239
and Supplemental Bill of Assurance in Book 866 Page 195, records of
Pulaski County, Arkansas.
All buildings constructed on said lots shall be constructed no
nearer to the street than the building line shown on the plat, and
all buildings shall be constructed in conformance with the Building
Code and Zoning Ordinance of the City of Little Rock, Pulaski
County, Arkansas.

Memorandum

Subject: Saxton's Second Additon, Lot 1
Review of Final Plat
Allan Curry has asked approval of tl'7c_ final plat
for the reason that monumentation is all that
has been holding up the engineering approval„ He
contends that his plat was given preliminary
approval with monumentati. on as shown on the final.
plat and he expects the plat to be approved.
Two concrete monuments, Nos.3D167A and 3D167D
have been sat within Code tolerances by James
L. Phillips, RPL..S, and are recommended for,
inclusion into the PAGIS system.
It is noted that at the northeast corner of Lot 1,
no monument is shown set, but the corner is ref-
erenced by a nail in the pavement of We 60th St.
I have notified Mr. Curry that this is not an
adequate corner and he has promosed to install a
1/2" iron pin and show it on his plat as such.
On the basis of the monumentati on installed and
promised, I recommend :approval of the plat when
it has been revised to show that the northwest
corner has been monumented with a 1/2" iron pin..
I realize that this is not perfect procedure,
but I believe we owe the applicant a reasonable
response while we are trying to find ourselves
a course of action in the introduction of a system
new to all of us.
