NEW STREET: 0 ZONING: C-4 PROPOSED USES: Show Room PLANNING DISTRICT: Geyer Springs West - 15 CENSUS TRACT: 41.03 VARTANCES REQUESTED: None. A. PROPOSAL RE UEST: Ths proposal involves an additional structure on the property presently used for a car dealership. The new structure will be used as a showroom. B. EXISTING CONDITIONS: The site is currently occupied by a large office/showroom/service structure. The parking is paved in asphalt. The back side is fenced with chain link fence. C. ENGINEERING COMMENTS: Applicant should request waiver of normally required improvements to Warehouse Road. 1 January 8, 1991 SUBDIVISION ITEM NO. 4 (Continued) D. ISSUES LEGAL TECHNICAL DESIGN T,ANDSCAPING: The only issues determined by Staff in this area that required resolution is closing part of the southwest driveway (maximum 40F wide) and requesting waiver of the required street improvement for Warehouse Road. E. ANALYSIS• The Planning Staff finds no serious fault with this site plan proposal, subject, however, to resolving the two items pointed out in Item D above. F.•. STAFF RECOMMENDATION: Staff recommends approval of the site plan subject to the applicant agreeing to close part of the curb cut as shown on Drawing "A-1" (of this Agenda). SUBDIVISION COMMITTEE COMMENTS: (December 20, 1990) The applicant was not in attendance. The matter was forwarded to the full Commission without the discussion. PLANNING COMMISSION ACTION: (January 8, 1991) There were no objectors in attendance. The application was represented by Don Warden. The Planning Staff presented its recommendation being approval of this site plan if applicant agrees to close part of the entrance on I-30 Service Road frontage. Mr. Warden presented the proposed layout and location of the existing building. He stated that the present entrance served his showroom as well as an access to the parts dock located on the west side of the building. A general discussion followed involving several of the Commissioners, applicant and Planning Staff concerning whether the curb cut should be closed or needs to remain open. It was also suggested to the applicant that he may close a part of the 120 foot wide entrance and leave two 40 foot wide openings, one for showroom and one for parts. I January 8, 1991 SUBDIVISION ITEM NO. 4 (Continued Applicant stated that it would create traffic problems for the delivery trucks backing -up to the service road and drainage problem since water flows through this part of parking. : A motion was then made to approve this item as filed with the recommendation of the waiver approval. The motion passed by a vote of 7 ayes, 0 nays, 3 absent, and 1- abstention. (Kathleen Oleson) 3
