A. PROPOSAL/REQUEST:

This proposal consists of a four -lot replat out of the
one larger lot. The plat, as submitted, is proposed
for residential usage.
B. EXISTING CONDITIONS:
The site is currently occupied by a residence on each
side of the two tracts. Lots 1 and 2 take access from
State Highway 365. Lots 3 and 4 will access from
Simpson Street. The site is abutted by a mix of single
family homes, commercial and church property. There
are drainageways crossing the property east to west.

C. ENGINEERING COMMENTS:
Provide 15 feet of additional right-of-way on Arkansas
Highway #365, provide minor arterial improvements to
Highway #365 unless waived. Stormwater detention
ordinance applies. Some drainage facilities may be
required on site.
D. ' ISSUESLLEGALITECHNICA DSIGN.
There are no issues associated with this plat.
E. ANALYSIS:
Planning staff review of this plat finds little of
consequence to comment on except for the additional
right-of-way of approximately 15 feet in order to bring
the plat into conformance with the Master Street Plan.
F. STAFF RECOMMENDATION:
Staff recommends approval of this plat subject to
resolution of the right-of-way issue. Further, that
the waiver be granted as requested and forwarded to the
City Board of Directors.
SUBDIVISION C-OMMITTEE COMMENTS: (November 30, 1989)
Mr. Works and the engineer were present. The Commissioner
asked the owner if he agrees to dedicate the additional
15 feet of right-of-way on H_�i_ghway #365_ as required by the
Master Street Plan. Mr. Works did not have any problem with
the de rcation. There was a general discussion of the
proposal. There were no issues of significance to relate to
the full Commission. This item is forwarded without further
comment.
PLANNING COMMISSION ACTION: (December 12, 1989)
There were no objectors in attendance. The application was
represented by .lames Works. After a brief discussion, the
Commission determined it appropriate to place this item on
the consent agenda for approval. A motion was made to that
effect and passed by a vote of 11 ayes, 0 noes, 0 absent.
