Lot 2, Picron PQrts Park No, 1
WHEREAS, PPP GROUP B, LLC, an Arkansas limited liability
company, c/o Rebsamen Insurance, Inc., Post Office Box 3198, Little
Rock, Arkansas 72203, is the sole owner of Lot 2, Picron Ports Park
No. 1, a Subdivision to the City of Little Rock, Pulaski County,
Arkansas ("Lot 211), and desires to replat Lot 2 into two lots.
NOW, THEREFORE, WITNESSETH:
That the said PPP GROUP B, LLC, an Arkansas limited liability
company, ("Grantor") has caused Lot 2 to be surveyed by McClelland
Consulting Engineers,. Incorporated, Registered Professional
Engineers and Surveyors, and a replat thereof made which is
identified by the title "Lots 2A & 2B, Replat of Lot 2, Picron
Ports Park No. 1, Little Rock, Arkansas" and the date April 13,
2000, and by the signatures of the said Engineer and Surveyor and
H. Maurice Mitchell, as Agent for the Grantor, and bears a
Certificate of Approval executed by the Little Rock Planning
Commission, and is on record in the Office of the Circuit Clerk and
ex-officio Recorder for Pulaski County, Arkansas, in, Plat
Book _r—_, Page 770 , and the Grantor does hereby make this Bill
of Assurance.
The Grantor does hereby certify that it has replatted Lot 2 in
accordance with said replat. The lands embraced in said replat
shall be forever known as designated on said replat; and every deed
of conveyance for said property shall use this designation.
Lots 2A and 2B remain subject to the covenants, conditions,
reservations, and restrictions contained in the original Bill of
Assurance for Picron Ports Park No: 1 which is recorded as
Instrument No. 90-06602 in the records of Pulaski County, Arkansas.
The filing of this Bill of Assurance and replat for record in
the Office of the Circuit Clerk and ex-officio Recorder for Pulaski
County, Arkansas, shall be a valid and complete delivery and
dedication of the easements shown on said replat.
All buildings constructed on said lots shall be constructed no
nearer to the street than the building line shown on the replat,
and all buildings shall be constructed in conformance with the
Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
IN WITNESS WHEREOF, the Grantor has caused its name to be
hereunto affixed on this 13th day of April, 2000.

below, personally appeared the within named H. Maurice Mitchell,
who stated that he was the Agent for PPP GROUP B, LLC, an Arkansas
limited liability company, and was duly authorized in such capacity
to execute the foregoing instrument for and in the name and behalf
of said company, and further stated and acknowledged that he had so
signed, executed and delivered said foregoing instrument.
