Ladies and/or Gentlemen:
There is presently a bay type service station facility on the subject property.
We propose to demolish the existing facilities and replace it with a convenience
store, self -serve gasoline and an automatic car wash. The convenience store will
be 20' 5" by 40' 8", 830 square feet. The pump islands and most of the
convenience store will be covered by a canopy measuring 45' x 94', 4,230 square
feet. The car wash will be in a free standing building, 22' 8" x 35' 8",
containing 808 square feet.
The landscaping meets or exceeds City requirements and is shown in detail on the
plot, paving and landscape plan submitted herewith.
It is our understanding that the proposed facilities are classified as two
businesses by the City. The new facilities will be operated by the same dealer,
in other words, there will be only one operator for the facility.
The proposed facilities are quite common in the marketing of petroleum products,
which will be the primary business conducted on subject premises. The car wash
is used in cross merchandising with the sale of gasoline.
Subject site is a high visibility location and with the construction of the new
facilities the eye appeal of this site will be greatly improved. The new modern
facilities will be an asset to the surrounding area and will certainly be an
improvement over the existing facilities.
