Part of this property is impacted by the ARDOT widening of Highway 10. ARDOT has agreed with the owners to add a better road and larger parking for both buildings. ARDOT will also
be improving Crockett Street to add a cul-de-sac, which would allow for fire turn around if needed.
The hours of operation will be Monday through Friday from 8am to 5pm if the buildings are used for commercial purposes.
The buildings each already have parking as would be required by City code, but the agreement with ARDOT as referenced above will make the parking even better once the project is complete.
The owners acknowledge signage would comply if constructed or utilized, and would apply for any required approvals at the time signage was to be installed.
As of now, there are only City trash receptacles at the buildings, and there is not a dumpster. Regardless, if the City requires a screen for the receptacles, the owners will construct
that in accordance with the City code. The same would apply if a dumpster is placed at the property for use by the buildings, but that is not currently the plan.
The attached, as presented by ARDOT, is a preliminary site plan that we would ask the City to consider as the site plan for development purposes. If more is required, please let us
know and we will seek the assistance of a third-party to develop a site plan that would be required by the City.
