Attached are the drawings, application, affidavit, and filing fee for the above referenced project.
The developer for this project would like to subdivide this property into single family lots to allow for
residential development. This project contains approximately 37.25 acres and is located at the
northeast corner of Valley Ranch Drive and Patrick Country Road. The proposed lot sizes vary from
0.14 acres to approximately 0.17 acres, and the developer is proposing 162 lots. The existing parcel of
land is currently zoned R-2.
The existing landowners are SJS Family, LLC with an address of 810 N. University Ave, Little Rock,
Arkansas, 72205 and Pinewood Land Company, LLC with an address of 810 N. University Ave, Little
Rock, Arkansas, 72205. The Source of Titles are Instrument Numbers 2016-011415 & 1999-000721. The
developer is Mountain Brook, LLC with the address of 12521 Kanis Road, Little Rock, Arkansas 72211.
They currently have the land under contract with the owners. There are not any applicable existing
covenants or restrictions on the land. The proposed source of water is from Central Arkansas Water
with the wastewater disposal being collected by Little Rock Water Reclamation Authority.
The developer will clear and grade all the lots with the first phase of infrastructure construction. This
will reduce the amount of earthen material to be hauled across public city streets.
The neighborhood will have a ground mounted identification sign near the entrance to the
subdivision. This signage will comply with Section 36-551 (a) (4) of the City of Little Rock code.
The developer is requesting a variance for building setbacks with this application. The request is for
20' front setbacks, 20' rear setbacks, and 5' side setbacks. This variance will create the patio home
community the developer envisions for this residential neighborhood.

The developer is offering an in -lieu contribution for the % street requirements (approximately 400 If)
along the west property line for Patrick Country Road. The developer is willing to construct the north
half of Valley Ranch Drive (approximately 640 If) up to the entrance to this subdivision. They feel this
would benefit the health, safety, and welfare of the general public by providing a complete collector
street to the proposed neighborhood.
