The site is bound on the east and north sides by trees, restaurants on the west side (McDonald's and Outback Steakhouse) with an access drive that provides access to the site from Markham Park drive and access to the Outback Steakhouse. We have been unable to find an existing Bill of Assurance for the subject property. Therefore, we have included a preliminary Bill of Assurance. The City of Little Rock Zoning Map, shows the site being zoned R-2 (Single Family Residential) with the properties surrounding the site also being zoned C-3, with the adjacent East properties being C-3 CUP and C-4, the adjacent north properties are zoned MF 24, and the adjacent west properties are zoned C-3. The zoning regulations require a 25-foot rear setback on each of the lots. Currently all of the existing buildings on the proposed Lots 213, 2C, 2D, 2E, and 2F are within the 25-foot building setback. We are requesting approval of a variance from the required 25-feet to allow the setback to be the distance from the rear line of each lot to the rear line of the existing building on each of the described lots. We are also requesting a parking variance from the required 36 parking spaces for Lot 2D to allow for the existing 33 parking spaces.
