Dear Mrs. James:
Submitted herewith are 18 copies of the site plan for the above referenced project. The owner
is proposing to remove an existing restaurant building and construct a 5000 sf retail & office
building. The site is located on Lot 2, Markham Commercial Subdivision, which is 17.6 acres
and Zoned C-3. Lot 2 has several smaller commercial buildings on it, and this proposed building
and parking will redevelop approximately 0.70 acres.
We would like to be placed on the January 7th Planning Commission Agenda.

1. Repair, replace, or extend existing damaged or missing curb and gutter, sidewalk, ramps or concrete driveway
aprons within the public right-of-way adjacent to the site. Remove abandoned driveway cuts and install curb,
gutter, and sidewalk. All work within the public right-of-way shall conform to City of Little Rock Standard Details
and ADA guidelines.
2. Pedestrian access is suggested to be provided to the development from the West Markham St. sidewalk.
3. The handicap access ramp at the southeast corner of the site should be reconstructed to meet ADA
requirements and CLR Detail PW-50.
4. The island in the driveway at the southeast corner of the site should be cut for safe pedestrian access to meet
ADA requirements per CLR Detail PW-48.

The following comments will need to be addressed concerning the redevelopment of 11414 W Markham.
• The minimum landscape and buffer area requirements are have been met or are have been exceeded as shown
on the revised site plan, C1 dated 1.06.16
Screening requirements will need to be met for the vehicular use areas adjacent to street right-of-ways. Provide
screening shrubs with an average linear spacing of not less at three (3) feet within the required landscape area.
Provide trees with an average linear spacing of not less than thirty (30) feet.
One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting
strip
Trees shall be included in the interior landscape areas at the rate of one (1) tree for every twelve (12) parking
spaces.

and construct a 5000 sf retail & office building. The site is located on Lot 2, Markham
Commercial Subdivision, which is 17.6 acres and Zoned C-3. Lot 2 has several smaller
commercial buildings on it, and this proposed building and parking will redevelop approximately
0.70 acres. This is a resubmittal of this project with the previous comments addressed in the
updated design.
We would like to be placed on the February 25th Planning Commission Agenda.
