On February 11, 1986, the Little Rock Planning Commission
will consider the above referenced plat.
We would appreciate the consideration of our comments

10-FEET IN WIDTH. PLUS ON SITE FIRE PROTECTION REQUIRED.

WHEREAS, Continental Investment Co. is the sole owners of the following
described property:
A tract of land in the NZ SE-4 Section 11, T-1-S, R-13-W, Little Rock,
Pulaski County, Arkansas, being more particularly described as:
Starting at the SE corner of the N2 SE4 Section 11, T-1-S, R-13-W,
thence S 89' 36' 22" W, 421.17 feet to the point of beginning; thence
continuing S 89° 36' 22" W, 697.86 feet; thence N 00° 29' 22" E, 686.10
feet; thence S89° 30' 38" E, 632.90 feet; thence S 00° 29' 22" W, 323.14
feet; thence S 14° 31' 33" W, 41.23 feet; thence S 29' 50' 50" W, 91.79
feet; thence S 54' 42' 28" W, 48.52 feet; thence S41° 32' 19" E, 88.32
feet; thence S11° 23' 20" E, 36.00 feet; thence S41° 22' 10" E, 138.93
feet to the point of beginning, containing 9.71 acres more or less.
NOW, THEREFORE, WITNESSETH:
THAT we, the said Continental Investment Company, hereinafter
termed grantor, have caused said tract of land to be surveyed by Delbert
Vanlandingham, Registered Land Surveyor, and a plat thereof made which
is identified by the title, Landmark Park, Phase II, being a part of the
N2 SE 4, Section 11, T-1-S, R-13-W, Pulaski County, Arkansas, and the
dated , and by the signature of the said surveyor and
the said grantor, and bears a Certificate of Approval executed by the
Little Rock Planning Commission, and is of record in the office of the
Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas, in
Plant Book Page and the grantor does hereby make this Bill of
Assurance.
The grantor does hereby certify that it has replatted said real
estate in accordance with said plat. The lands embraced in said plat
shall be forever known as designed on said plat, and every deed of
conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the
office of the Circuit Clerk and ex-officio Recorder of Pulaski County
shall be a valid and complete delivery and dedication of the easements
shown on the said plat.
There are strips of -ground shown and dimensioned on said plat
marked "Service Easements". Service easements shall be:
1. For the use of all public utilities for the purpose of instal-
lation and maintenance of the various service facilities.
2. Designated as a fire lane for the purpose of access or emer-
gency service vehicles.
3. Used so the appropriate law enforcement agency shall have the
right to enforce parking within the service easement and keep it clear
at all times for emergency vehicles.
4. A common access to all parcels of property leased, rented, or
owned located within the Subdivision.
Any building constructed on said lands shall be constructed in
conformance with the Building Code and Zoning Ordinance of the City of
Little Rock, Arkansas.
