The purpose of this amendment is to re -plat and combine three separate lots into a single lot to be designated as Lot 23R, Kanis Commercial Park, Little Rock, Arkansas, and amend the Bill of Assurance for the Property previously recorded as Instrument Number 2004019276 in the office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas. There are strips of ground shown and dimensioned on said plat marked "Utility & Drainage Easement", reserved for the use of public utilities, subject at all times to the proper authorities and to the easement herein reserved. The Grantor and all subsequent owners of this replat shall take their title subject to the right of public utilities and the public. The filing of this Bill of Assurance and plat for record in The Office of the Circuit Clerk and ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of any easements and rights -of -way shown on the said plat not previously dedicated and recorded. Hereafter, conveyance and description of said lands by lot number as shown on said plat shall be a proper and sufficient description thereof. The lot in said subdivision shall be sold by the Grantor and shall be purchased by the buyers thereof, subject to the covenants set forth in the parent document filed in Plat Book G, Page 907.
