EGAL DESCRIPTION
A part of the NW 1/4 SW 1/4, Section 31, T-2-N, R-12-W, Pulaski County,
Arkansas, more particularly described as follows: Little Rock, Arkansas,
Commencing at the S;+ corner of said NW 1/4 SW 1/4; thence East along the
South line of said NW 1/4 SW 1/4 a distance of 64.92 feet; thence North
parallel to the West lineof said NW 1/4 SW 1/4 a distance of 25 feet to
a 1/2" rebar on the North right-of-way of "H" Street and East
right-ofway of University Avenue and the Point of Beginning; thence
along the right-of-way for University Avenue through a 25 foot radius
curve whose chord bears N44054'48"W a distance of 33.50 feet to a 1/2"
rebar; thence Forth along the right-of-way of University Avenue a
distance of 424.43 feet to a 1/2" rebar; thence East along said
right-of-wav a distance of 10 feet to a 1/2" rebar; thence North along
said right-of-way a distance of 10 feet to a 1/2" rebar; thence leaving
said right-of-way S89016'40"E a distance of 155.00 feet to a 1/2" rebar;
thence South 457.90 feet to a 1/2" rebar on the North right-of-way of
'IV.Street; thence N89°49'35"W along said right -of way a distance of
140.C.8 feet to the Point of beginning. Said tract contains 1.732 acres
more or less.
