McDonald's Addition Description; (as Surveyed)
A tract of land being all of Lot #2, McDonald's Addition
as recorded in Plot Book "C", Page #885, City of Little Rock,
Pulaski County, Arkansas, being more particularly described as
follows:
Beginning at a set 1/2" rebar and cap being the
Northwest Corner of said Lot #2 and also being the intersection
of the Easterly Right —of —Way of Brown Street and the Southerly
Right—of—way of West 27th Street, THENCE along the Southerly
Right —of —Way of West 27th Street South 85 degrees 58
minutes 54 seconds East for a distance of 185.00 feet to a
set 1/2 inch rebar and cop; THENCE South 85 degrees 58
minutes 54 seconds East, along said right of way line, 424.23
feet to a set Cotton Picker Spindle (CPS) on the westerly right
of way line of Johnson Street, THENCE South 03 degrees 28
minutes 00 seconds West, along said right of way line, 65.35
feet to a set CPS; THENCE North 85 degrees 58 minutes 54
seconds West, leaving said right of way line, 200.00 feet to a
found 1/2 inch rebar; THENCE South 03 degrees 28 minutes
00 seconds West, 229.99 feet to a set 1/2 inch rebar with
cap on the Northerly right of way line of Roosevelt Road;
THENCE North 85 degrees 58 minutes 54 seconds West, along
said right of way line, 225.03 feet to a salt 1/2 inch rebar
with cap; THENCE North 85 degrees 58 minutes 54 seconds
West; along said right of way line, 160.17 feet to a set CPS;
THENCE along a curve to the right having a radius of 25.00
feet and on arc length of 39,10 feet, being subtended by a
chord of North 41 degrees 10 minutes 47 seconds West, for a
distance of 35.23 feet to a set 1/2 inch rebar with cap on
the Easterly Right of Way of Brown Street; THENCE North 03
degrees 37 minutes 19 seconds East, along said right of way
line, 270.51 feet back to the Point of Beginning.
Together with and subject to covenants, easements,
rights —of —way, and restrictions of record. Said property contains
2.965 acres more or less.
