A. PROPOSAL/REQUEST:
This proposal consists of a preliminary plat filing for
11 single family homes. The tract in this application
is one of the few remaining undeveloped properties in
this neighborhood and is surrounded by a variety of
residential uses.
B. EXISTING CONDITIONS:
This existing land area is undisturbed at this time
with natural foliage in place. Construction is
occurring along the perimeter on adjacent streets.
C. ENGINEERING COMMENTS:
1. Dedicate Tract "A" to the City of Little Rock as a
floodway.
2. Conform to Detention and Excavation Ordinance.
3. Show minimum floor elevation on floodplain lots.

4. Show preliminary drainage design.
5. Show sidewalk locations - include Hinson frontage.
6. Show location of Taylor Loop Creek channel and top
banks.
7. Dedicate additional 5 foot right-of-way on Hinson
Road (minor arterial).

There are no significant issues attached to this plat.
The only item of concern expressed by both Planning and
Engineering is floodplain line clarification and
dedication of Tract "A" to the City of Little Rock.
E- ANALYSIS:
This plan basically conforms to the ordinance
requirements.
F. STAFF RECOMMENDATION:
Staff recommends approval subject to the various
comments offered above.
SUBDIVISION COMMITTEE_COMMENT: (September 7, 1989)
The application was represented by Mr. Joe White. He
offered a short description of the plat and various elements
of the proposal. There was a general discussion of the
proposal. Mr. White explained that the floodplain is
incorrect and he will provide updated information from the
Corps. of Engineers.
PLANNING COMMISSION ACTION: (September 19, 1989;
The application was represented by Joe White. Staff
recommended approval subject to Planning Commission approval
of late public hearing notice submittal.

submittal was made and passed by a vote of 7 ayes, 0 noes
and 4 absent.
A second motion was made to approve the preliminary plat as
