B. Proposal (1) The construction of a single story mini -warehouse facility consisting of 389 storage units. (2) Development Schedule: Unit Size No. 5' x 10' 121 8' x 10' 80 10, x 10, 80 10, x' 10' 80 10' x 15' 70 8' x 25' 78 10' x 25' 32 389 Total Units (3) One office unit with two rest rooms will be provided. A 6" sewer line from property line to Little Rock sewer manhole, 450' west of property will be constructed. (4) Dedication of the east 30' of property for right-of-way and reservation of the 100' west of this dedication for future construction. December 13, 1983 SUBDIVISIONS Item No. 15 - Continued C. Analysis Staff is not opposed to the project per se. It is possibly a good location for extra storage units due to the recent approval of apartments in the area. There are some reservations though, concerning the reserved strip. Staff does not advise approving the commercial multiple building site with a 100' strip reserved for some future construction. The applicant must be more specific. D. Staff Recommendation Approval, subject to adherence to comments made. SUBDIVISION COMMITTEE REVIEW: There was a discussion concerning the reserved strip shown on the site plan. It was determined that the applicant could come back to the Commission with the modification to his present plan for the area if the improvements to Chicot Road are done with this development. A one -lot final is required. July 9, 1985 SUBDIVISIONS Item No. 22 - Security Storage Request NAME: Security Storage Partnership Mini -Warehouses LOCATION: NW Corner of Chicot and I-30 DEVELOPER: AGENT: Security Storage Partnership Chuck Rusgus and 2515 Military Richard S. Bondurant Benton, AR 72015 Phone No. 565-7900 STAFF REPORT: On December 13, 1983, the Commission approved a mini -warehouse project on this site, which is now zoned "C-4." At that time, 1.58 acres was designated as Phase II and left for further development. A self -storage facility is now being operated on the property. As an extension of the self -storage business, the applicant has placed rental trucks, displayed building samples and stored RV's and boats on the site. This portion of the property is covered with SB-2 and contains a concrete slab. zoning enforcement has indicated that the above is in violation of "C-4" requirements. The request is for approval of the process which will allow the above for a temporary period of time. Within 24 months, the applicant expects to initiate Phase II of the expansion and will request permanent site location at that time. STAFF COMMITTEE REVIEW: The Committee requested that the applicant present his case before the full Commission. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors in attendance. A brief discussion was held resulting in a motion to approve the revisions to allow the temporary use within the time limit offered in the staff report. The motion passed by a vote of: 8 ayes, 0 noes and 3 absent.
