3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND TO ESTABLISH A PLANNED COMMERCIAL DEVELOPMENT
5 TITLED CENTRAL ACQUISITIONS, LLC - REVISED PCD, LOCATED
6 AT 14410 CANTRELL ROAD (Z-7667-B), LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from PCD,
13 Planned Commercial Development, to Revised PCD:
14 Z-7667-B — Described as part of the East 5 acres of the SWI/4 of the SE1/4 of
15 Section 18, Township 2 North, Range 13 West, Pulaski County, Arkansas, more
16 particularly described as follows: Beginning at the Northeast corner of said SWI/4
17 SE1/4; thence South along the East line of said SW1/4 SE114 a distance of 1019.6 feet;
18 thence North 79 degrees 01 minutes 27 seconds West 168.10 feet; thence North
19 parallel with the East line of said SWI/4 SE1/4 a distance 987.6 feet to a point on the
20 North line of said SW1/4 SE1/4; thence East 165 feet to the point of beginning; And
21 an easement for ingress and egress across the following described property:
22 Beginning at the Southeast corner of said SWI/4 SEI/4; thence West 10 feet; thence
23 North 300 feet; thence East 10 feet to the East line of said SWI/4 SE1/4; thence South
24 300 feet to the point of beginning.
25 Section 2. That the preliminary site development plan/plat be approved as presented to the Little Rock
26 Planning Commission.
27 Section 3. That the change in zoning classification contemplated for Central Acquisitions, LLC -
28 Revised PCD, located at 14410 Cantrell Road (Z-7667-B), is conditioned upon obtaining final plan
29 approval within the time specified by Chapter 36, Article V11, Section 36-454 (e) of the Code of Ordinances.
30 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
31 Section 5. That the map referred to in Chapter 36 ofthe Code of Ordinances of the City of Little Rock,
32 Arkansas, and the Designated District Map be, and is hereby amended, to the extent and in the respects
33 necessary to affect and designate the change provided for in Section 1 hereof.

Section 6. SeverabYhy. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance, which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with
the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
