Permanent easements for drainage, for laying and maintaining sewer pipes and mains and for the installation and maintenance of utilities and for access, ingress and egress are created, excepted and reserved over, across and through said land as shown on said attached plat. The covenants, restrictions, requirements and provisions of this instrument shall be automatically extended for successive periods of ten years each on and after January 1, 2016, unless and until amended or canceled as authorized herein. Invalidation of any covenant, restriction, requirement of provision set forth or any part thereof by an order, judgment or decree of any Court or otherwise shall not invalidate or affect any other covenants and/or restrictions or any part thereof as set forth herein but they shall remain in full fore and effect.
