We are currently going through the process of platting a property located at 3500 John Barrow Road. I have attached a
pdf of the preliminary plat for your reference and review. This site consists of Lots 4-9, Block 169, John Barrow Addition
and the south half of the abandoned portion of West 35th Street. We are also going through the process to abandon the
10-foot platted alley running north and south between Lots 4-6 and Lots 7-9 (as shown on the plat). As part of the
process, we are required to get approval from all of the utility companies stating your approval of the Alley
Abandonment and the plat. A formal letter is not required. Please review and reply to this email with any
comments/questions you may have or stating your approval. Also, please state the sizes of any easements you will

Entergy has no objections to the property platting proposal. There are no electrical facilities in the alley proposed for
abandonment. Entergy's electrical lines run along and parallel to Barrow Rd on the east and Ludwig Rd on the west.

We are in the process of platting the property located at 3500 John Barrow Road and going through the process of
abandoning the 10 foot platted alley that we have been discussing . As part of the process, we are required to get
approval from the utility companies to plat the property and abandon the alley. We have discussed relocating the
existing sewer line and manholes. Will you please respond to this email stating Little Rock Wastewater's approval of the
plat and the alley abandonment, as well as the size/location of any easements that you will require? I have attached a
copy of the preliminary plat for your review and approval. If you have any questions, please do not hesitate to contact
me.

You have to install a manhole where you will stop the existing sewer line and turn it to the west to Ludwig. You will also
have to install a manhole on the existing sewer main at your south property line so the remainder of the existing sewer
main to the south can stay in service. You will abandon the existing sewer main between the two manholes.

LRW has no objection to relocating the 8" sewer main to the 10" located in Ludwig Street. The relocation will be handled
as a Developer Funded Project. I have attached Section 01100 of our specifications that covers everything you need to
know concerning the Developer Funded Process. You will be required to install a manhole at the south property line and
abandon all the unused existing sewer main after LRW accepts the relocation. When you submit your plans for this
project submit them to Vincent Hotho (Information Attached). Any questions you may have either let Vince or I know.

We have surveyed a property located between John Barrow Road and Ludwig Street. I have attached a vicinity map,
preliminary survey, and site plan. Our site currently has a 10' Platted Alley with a 8-inch sewer line running in the alley
and a 10-inch sewer line that runs along Ludwig. We are currently in the process of abandoning the alley and plan to re-
route the 8-inch sewer line to the 10-inch line on Ludwig St. and relocate the manhole that is in the alley. Can you verify
what the sizes of the lines are within and/or around the site? If you see any issues with our plan to re-route the 8-inch
line as stated, can you give us other options? We will be submitting the preliminary plat to all utility companies this
week for Alley Abandonment and Plat approval. If you have any questions, please do not hesitate to contact us.

There is shown on the Plat a Right of Way! Dedication Area along the eastern property line of Lot 1
,N7hich Owner donates and dedicates to the City of Little Rock, Pulaski County. Arkansas, for additional Right
of Way for Barrow Road.
The types of uses permitted on the Property shall be of a retail and./or commercial nature found in
similar developments in Little Rock, Arkansas, consistent with the zoning covering the lot.
These covenants and restrictions on Lot 1 are to run with the land and shall be binding on all parties and
all persons claiming from the date these covenants and restrictions are recorded, after which time said covenants
and restrictions shall be automatically extended for successive periods of 25 years, unless an instrument signed
by the Owner (if still an owner of any portion of the Property) or. if not, the then owners of all of the Property
shown on the Plat has been recorded, agreeing to change said covenants and restrictions in whole or in part.
These covenants and restrictions shall not be amended. canceled or supplemented unless an instrument
signed by the Owner (if still an owner of any portion of the Property) or, if not, the then olaners of all of the
Property shown on the Plat is placed on record agreeing to change the covenants and restrictions in whole or in
pant, and any change must be approved by the City's Planning Commission.
In the event of any attempt to violate any of the covenants or restrictions herein. before the expiration
date hereof; it shall be lawful for any person or persons owning a lot or lots in said addition to prosecute any
proceedings at law or in equity, against the person or persons violating or attempting to violate any such
covenant or restriction. and either to prevent him or them from so doing or to recover damages or other dues for
such violation.
The invalidation of any one of these covenants or restrictions by judgment or court order shall in no «vise
affect any of the other provisions, which shall remain in full force and effect.
The filing of this Bill of Assurance and the Plat for record in the office of the Circuit Clerk and Ex-
Offrcio Recorder of Pulaski County, Arkansas shall be a valid and complete delivery and dedication of the
