RE: MONROE MANOR PUD APPROVAL OF DITCH CONSTRUCTION
Dear Mr. Richardson:
Engineering Division
This office has inspected and approved the construction of an open ditch
with stone rip -rap, located along Lots 1A and 1C. We have received in lieu
of the normal maintenance bond a certificate of deposit No. 728955 in
the amount of $1,250.00, dated April 20, 1989, issued by the First Commercial
Bank N.A. to mature on April 20, 1990. On that date the project will be
inspected for release of the security. When maintenance requirements have
been met, the certificate will be returned to Mr. Mark Squires.

FINAL PLAT OF LOT 1A, 1B, 1C, AND 1D
A REPLAT OF LOT 1
MONROE MANOR PRD
KNOW ALL MEN BY THESE PRESENTS:
THAT, WHEREAS, Marcae Heien Investments, Inc., 2801 Foxcroft
Road, Little Rock, Arkansas, is the sole owner of the following
described land lying in the County Pulaski, State of Arkansas,
to -wit:
Lot 1 Monroe Manor PRD, Addition to the City
of Little Rock, Pulaski County, Arkansas.
AND, WHEREAS, it is desirable that all of the above
described property be subdivided into lots, blocks, tracts, and
streets;
NOW THEREFORE WITNESSETH:
THAT I, the said Owner,, hereinafter termed grantor(s), have
caused said tract of land to be surveyed by Robert J. Richardson
a Registered Professional Engineer, and Registered Land Surveyor
and a plat thereof made which is identified by the title Final
Plat of Lots 1A, 1B, 1C and 1D Monroe Manor PRD, a Replat of Lot
1 Monroe Manor PRD Add'n., and the date September 28, 1987, and
by the signature of the Circuit Clerk and ex-officio Recorder of
Pulaski County, Arkansas, in Plat Book Page and the
grantor(s) do hereby make this Bill of Assurance.
AND, the grantors hereby certify that they have laid off,
platted and subdivided, and do hereby lay off, plat and subdivide
said real estate in accordance with said plat. The lands embraced

in said plat shall be forever known as Lots 1A, 1B, I-C, and 1D
Monroe Manor PRD, an Addition to the City of Little Rock, Pulaski
County, Arkansas.
The grantors hereby dedicate to the public forever an
easement of way on and over the streets as shown by said plat, to
be used as public streets.
There are strips of ground shown and dimensioned on said
plat marked "Common Access and Utility Easement" and reserved for
the use of public access, utilities, utility and drainage
easement, and for drainage and utility purposes respectively,
subject at all times to the proper authorities and to the
easement herein reserved. Owners of lots in this subdivision
shall take their titles subject to the rights of public utilities
and the public.
The filling of this Bill of Assurance and plat for record in
the Office of the Circuit Clerk and ex-officio Recorder of
Pulaski County shall be a valid and complete delivery and
dedication of the streets and easements shown on the said plat.
Hereafter, conveyance and description of any of said lands
by the description of lots as shown on said plat, shall be a
proper and sufficient description thereof.
The lots in said subdivision shall be sold by the grantors
and shall be purchased by the buyers thereof, subject to the
following covenants, to wit:
This plat and Bill of Assurance is filed as an amendment to
and subservient to the parent Bill of Assurance filed for record
with the Pulaski County Circuit Clerk as Instrument Number 84-
18622, dated March 27, 1984.

The considerations set forth above are hereby approved by
the City of Little Rock Planning Commission. Any additional
requirements, restrictions or statements are entered without
review or action by the Planning Commission, and shall not be
considered part of the Little Rock Planning Commission's
requirements for plat approval.
