Item No. 1 - Continued
D. ENGINEERING CONSIDERATIONS
1. No off -site improvements required.
2. Submit drainage plans prior to final plat
submittal.
E. ANALYSIS
No significant problems were found with the proposal.
Staff is requiring, however, that the applicant
straighten Evergreen Road in -lieu of the provision of
complete street improvements. A collector street
dedication is requested on Hughes between "H" and
Evergreen.
F. STAFF RECOMMENDATION
Approval, subject to comments made.
SUBDIVISION COMMITTEE REVIEW:
Mr. Rice of Summerlin and Associates represented the
application. Staff clarified its position on the
straightening of Evergreen. It was felt that the severe
reverse curve should be corrected in -lieu of construction of
a full 36' street (existing street is 311), and due to
safety considerations for Lot 12. The applicant questioned
this position. The Committee requested that the applicant
meet with Engineering to determine whether or not
improvements to the curve will provide a safer situation.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. A
motion was made for approval subject to: (1) submission of
drainage plans prior to final plat submittal,
(2) improvement of a curb on Evergreen in lieu of
construction of a full 36' street (since the existing street
is 311). The vote passed by a vote of 8 ayes, 0 noes,
3 absent.
