Staff is requiring, however, that the applicant straighten Evergreen Road in -lieu of the provision of complete street improvements. A collector street dedication is requested on Hughes between "H" and Evergreen. F. STAFF RECOMMENDATION Approval, subject to comments made. SUBDIVISION COMMITTEE REVIEW: Mr. Rice of Summerlin and Associates represented the application. Staff clarified its position on the straightening of Evergreen. It was felt that the severe reverse curve should be corrected in -lieu of construction of a full 36' street (existing street is 311), and due to safety considerations for Lot 12. The applicant questioned this position. The Committee requested that the applicant meet with Engineering to determine whether or not improvements to the curve will provide a safer situation. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. A motion was made for approval subject to: (1) submission of drainage plans prior to final plat submittal, (2) improvement of a curb on Evergreen in lieu of construction of a full 36' street (since the existing street is 311). The vote passed by a vote of 8 ayes, 0 noes, 3 absent. SITE HISTORY A preliminary plat on this property was denied by the Planning Commission around 1969. B. EXISTING CONDITIONS This site is located in what is generally a single family area. It ranges in elevation from approximately 473' to 5161. It is boarded by Evergreen Road on the north and Hall High School on the south. C. DEVELOPMENT PROPOSAL This is a proposal to plat 2.9879 acres into 12 lots for single family use. The applicant has proposed a 10-foot additional dedication and a 4-foot sidewalk on Evergreen.
