Site plan review of a multiple building site.
A. History of the Site
This application was originally before the Commission
as a rezoning action. The Commission decided to defer
Board action until a site plan for multiple building
review was approved.
B. Proposal
(1) To expand an existing industrial operation by an
addition of three buildings and parking on 12
acres.
(2) Development of 53,400 square feet in new building
space.
C. Engineering Cosniderations
(a) Dedicate right-of-way on Baseline Road for minor
arterial.
(b) Improve Baseline Road to minor arterial standards.

D. Analysis
The applicant should submit a properly dimensioned site
plan with more specifics regarding parking, landscaping
and specification of building sizes and types since his
plan seems only to be a general delineation of what is
planned, The site plan/final plan should be certified
by a registered engineer. Staff feels that the site
design could be improved by the acquisition of
additional land on the east or west.

Approval, subject to comments made.
SUBDIVISION COMMITTEE REVIEW:
The Subdivision Committee reviewed the application. The
issues were identified as:
1. Improvements needed on Baseline Road.
2. Submission of a proper site plan and a one -lot final
plat.
3. Provision of some sort of service/loading deck off
Baseline Road.
4. Applicant to consider acquisition of additional land to
improve site design.
PLANNING COMMISSION ACTION:
Mr. Bob Richardson represented the applicant. There were no
objectors. A revised plan was submitted. A motion for
approval was made and passed, subject to comments made. The
vote: 9 ayes, 0 noes and 2 absent.
