Existinq Conditions This property involves a site located close to the County line with portions of it in the floodplain and floodway. It is bisected by the Mo-Pac Railroad and a line on the Suburban Plan which indicates portions of the property for single family use and the other for industrial use. Street improvements are needed on Alexander Road. C. Development Proposal This is a proposal to plat a tract of 36.4 acres into three lots. The sole purpose of the division is to convey title of the smaller 0.7 acre parcel to the owner of land that adjoins the property on the east. A variance of street improvements along Alexander Road is requested. D. Engineering Comments Dedicate right-of-way along Alexander Road for minor arterial. December 13, 1983 SUBDIVISIONS Item No. 1 - Continued E. Analysis Staff's comments concern the requested variance of improvements to Alexander Road. Since this division represents only a small portion of a much larger estate, which is in the process of being sold, staff would much rather defer the improvements to the larger ownership at this time and request that this application dedicate the required right-of-way for the total site. F. Staff Recommendation Approval of the plat, subject to right-of-way dedication for the entire tract and deferral of improvements to Alexander Road when larger ownership is developed. SUBDIVISION COMMITTEE REVIEW: The item was reviewed by the Committee. The applicant agreed to comply with staff's wishes for immediate right-of-way dedication and deferral of the improvements to a later date for the entire tract.
