Attached are the drawings, application, affidavit, and filing fee for the above referenced project.
The developer for this project would like to subdivide this property into five commercial lots. This
project contains approximately 12.20 acres and is located near the NE corner of Chenal Parkway and
Rahling Road. The lot sixes range From 2.13 acres to 2.62 acres, but average approximately 2.50 acres.
The parcel is currently zoned C-3. The seller would construct the road extension of Lamarche Road
along the northwest property line.
The existing landowner is Deltic Real Estate, LLC, with an address of 7 Chenal Club Blvd, Little Rock,
Arkansas 72223, and the Source of Title is Instrument Number 20M009550. The developer is LBDG
Holdings, LLC with an address of 1 Remington Drive, Suite 100, Little Rock, Arkansas 72204, they have
the land under contract, There will be applicable existing covenants or restrictions an the land when
the buyer closes on the land. The proposed source of water is from Central Arkansas Water with the
wastewater disposal being call ected by Little Rock Water Reclamation Authority.
The developer will advance grade the parcel of [and with the construction of the infrastructure. This
will reduce the amount of earthen material to be hauled across public city streets. This will also be in
conjunction of the first development which will be on Lot 8A.
