We are herewith submitting the above captioned project for review. The project has two
development phases. The first phase has been completed as shown on the attached site
plan. The second phase is being submitted for site plan review due the fact that we
separated the two buildings. A lay -down area has been located between the two
buildings for use by either building. The overall site contains 12.6 acres with a building
coverage of 36.21 percent. Each building will contain 100,000 square feet of warehouse
space with 115 total parking spaces. The site zoned I-1 for industrial park use.

contain 5 lanes.
3 AHTD has widened streets in CLR using the existing curb placement per the CLR Master Street Plan
and shifted the centerline of the street.
4 With no project proposed by AHTD, the widened street will improve vehicle safety and access along
Stagecoach Road. The improvements will improve vehicle turning right onto Stagecoach Road from

pull off the road.
