A. Proposal/R quest
1. To plat 26.6 acres into 69 lots for single family
use.
2. Phase II involves continuation of channelization
of the south fork of Taylor Loop Creek. Final
design of the channel improvements will be part of
Phase II. "As -built" drawings will be submitted
to the Department of Public Works upon completion
of improvements and prior to the submission of the
Phase II final plat.
3. Waiver requested due to:
a. Project's proximity to the major drain and
its relatively small size indicates that
detention facilities would have little effect
in reducing a peak flow on south fork.
b. Major channel improvements proposed will
provide more detention benefits through
channel storage than would the small on -site
detention facilities ordinarily required.

B. Existing Conditions
1. Rural, single family area.
2. Land is flat; contours range from 296 feet to 319
feet.
C. Issues/Discussion/Legal/Technical/Design
1. The northeast portion of the property lies within
Master Parks Plan.
2. Engineering approval of waiver request.
3. Clarify ownership/status of property in the
northwest corner.
4. Technical noncompliance:
a. Lot 8 - Inadequate depths.
b. Heatherbrae - Inadequate centerline radius.
C. Nonradial lot lines throughout plat.
d. 30-foot building line on Taylor Loop needed.
e. Sidewalks to be provided on Taylor Loop and
Heatherbrae.
5. Area designated as school site in Highway 10
Land Use Plan.
D. Engineering Comments
1. Redesign the entrance of the subdivision at
Heatherbrae Circle to be a T-intersection as well
as the first street off to the right.
2. Show the detention location and preliminary volume
calculations.

David Hathcock reports that there is a street name
conflict with Meadow Court.
A negotiated agreement from the City's Parks Department
must be received before the plat is approved. The
applicant is asked to redesign the plat according to
