Existing Conditions Rural, single family area; contours range from 272 to 284. C. Issues/Discussion/Legal/Technical/Design 1. Waivers: a. Curb and gutter improvements on Kerry Lane. The street dead -ends within a few 100 feet of the project and a significant extension is not likely due to floodplain and floodway considerations. Austin Court be considered as a minor residential street with a 24-foot width, back of curb to back of curb, in lieu of standard 27-foot width. 3. On -site drainage. D. Engineering Comments None at this time. E. Staff Recommendation Approval. The Planning staff has no problems with the waivers, provided the Engineering staff approves. A previous waiver of street improvements for a two lot subdivision was approved across the street from this project. SUBDIVISION COMMITTEE REVIEW: The application was discussed. to the request. PLANNING COMMISSION ACTION: Engineering had no objection The applicant was present. Staff recommended approval, subject to Engineering's approval of the street improvements waiver. Mr. Wahrmand requested that the Bill of Assurance be revised to reflect a minimum of 1,200 heated square footage. The developer agreed to do this. A motion for approval was made and passed by a vote of 7 ayes, 0 noes and 4 absent.
