A. PROPOSAW REQUEST:
This proposal consists of a large industrial lot (I-2)
replatting into two lots, varies in size: Lot 1R be
4.04 acres and Lot 2-R be 1.0 acre.
B. EXISTING CONDITIONS:
The site is currently occupied by a 22,500 S.F.
warehouse on the north side. There are similar
warehouses north from this property. The south and
east boundary is bordered with single and multi -family
residence.
C. ENGINEERING COMMENTS:
Existing street h4s curb and gutter, sidewalk should be
constructed at this development. Stormwater Detention
and Excavation Ordinances apply.

D. ISSUES/LEGALjTECHNICAL/DESIGN:
The replat is basically in good form with resolution of
the following several items required:
1. Source of title, book and page on the Certificate
of Ownership are missing.
2. Preliminary Bill of Assurance need be submitted.
3. Existing zoning of adjacent property.
E. ANALYSIS•
The Planning Staff finds no serious fault with the
replat subject, however, to resolving the several items
pointed out in Items C and D above.
F. STAFF RECOMMENDATION:
The Staff recommends approval subject to -resolution of
above issues pointed out by Engineering and Planning
Staff.
SUBDIVISION COMMITTEE COMMENT:
(April 12, 1990)
The applicant was present. This matter was discussed
briefly. The Planning Staff indicated no serious faults
with this plat except some omissions that needed to be
submitted before the public hearing.
There being no further discussion on the matter, this item
was forwarded to the Commission for final resolution.

The applicant was in attendance. The Planning Staff
presented its recommendation on this matter which was
approval as submitted with the developer agreeing to build
the sidewalks.

PLANNING COMMISSION ACTION: (April 24, 1990)
Ms. Melisa Guner, property owner abutting this plot, was
concerned about keeping up with maintenance on the 50 foot
wide buffer running on the back of her property. She was
concerned about honeysuckle taking over her fence and lack
of maintenance. Planning Staff explained to Ms. Guner that
the 50 foot buffer should grow in a natural state. The
Committee then turned its attention to the sidewalk issue.
Mr. Jerry Gardner, from Public Works, suggested that a
sidewalk will be constructed at the time when building
permit is issued for Lot No. 2. He also suggested to show
the sidewalk on the plat and include in the Bill of
Assurance. A motion to that fact was made and passed by a
vote of 9 ayes, 0 noes, 2 absent.
