Beginning at a point 643.11 feet West and 41.92 South of the
northeast corner of said NE 1/4, SW 1/4 said point being the
intersection of the southerly right-of-way line of State Highway
# 338 and the west right-of-way of U. S. Highway # 65; thence
along said west right -of way line the following bearings and
distances South 32 degrees 10 minutes East 396.2 feet; South 43
degrees 14 minutes East 223.2 feet; South 31 degrees 21 minutes
East 71.5 feet; thence South 89 degrees 57 minutes West 855.8
feet to said southerly right= -of -way of State Highway # 338;
thence along said southerly right-of-way along the arc of a curve
to the right having a radius of 533 feet the following chord
bearing and distances North 18 degrees 06 minutes East 163.4
feet; North 33 degrees 09 minutes East 139.0 feet; North 48
degrees 18 minutes East 129.4 feet; North 56 degrees 49 minutes
East 69.05 feet; North 76 degrees 55 minutes East 247.72 feet to
the point of beginning and containing 5.78 acres, more or less.

The overall development plan is to provide lots for the
commerical businesses. There are no known existing or proposed
covenants except those proposed on this plat and in the proposed
Bill of Assurance. The water shall be supplied by the Little
Rock Water department. Sewerage disposal shall be supplied by
individual disposal systems to be In accordance with the Arkansas
State Department of Health Bureau of Environmental Engineering
Bulletin No. 9 (Revised 1969). Drainage and flood control shall
be provided for as shown on this plat. Driveways along Dixon
Road. shall conform with the driveway rules and regulations of
the Arkansas State Highway Department. Phasing Is intended as
Lot 1 is the only portion of the plat to be platted and developed
at this time.
