Commencing at the SW corner of said NW 1/4 SW 1/4; thence East along the South
line of said NW 1/4 SW 1/4 a distance of 64.92 feet; thence North parallel to the
West line of said NW 1/4 SW 1/4 a distance of 25 feet to a 1/2" rebar on the North
right-of-way of "H" Street and East right-of-way of University Avenue and the
Point of Beginning; thence along the right-of-way for University Avenue through a
25 foot radius curve whose chord bears N44 degrees 54' 48"W a distance of 35.30
feet to a 1/2" rebar; thence North along the right-of-way of University Avenue a
distance of 424.43 feet to a 1/2" rebar; thence East along said right-of-way a
distance of 10 feet to a 1/2" rebar; thence North along said right-of-way a distance
of 10 feet to a 1/2" rebar; thence leaving said right-of-way S89 degrees 16' 40" E a
distance of 155.00 feet to a 1/2" rebar; thence South 457.90 feet to a 1/2" rebar on
the North right-of-way of "H" Street; thence N89 degrees 49' 35" W along said
right-of-way a distance of 140.08 feet to the Point of Beginning. Said tract contains
P 1.732 acres more or less.
