AN ORDINANCE APPROVING A MODIFICATION TO A
PLANNED RESIDENTIAL ZONING DISTRICT AND
PROVIDING FOR THE ESTABLISHMENT OF A
PLANNED ZONING DEVELOPMENT TITLED CROSS
STREET ELDERLY HOUSING REVISED SHORT -FORM
PD -R (Z- 7898 -A), LOCATED AT 1022 CROSS STREET,
LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE
NO. 19,406 AND THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 19,406 adopted by the Little Rock Board of
Directors on September 20, 2005, be amended to provide for modification of the Planned
Residential Zoning Development described as Cross Street Elderly Housing Revised
Short-form PD -R (Z- 7898 -A) for the purpose of revoking a portion of the previously
approved PD -R.
SECTION 2. That the zoning classification of the following described property
be changed from PD -R to Revised PD -R:
The East 86.0 feet of Lots 7, 8 and 9, Block 309, Original City, City of Little
Rock, Pulaski County, Arkansas.
SECTION 3. That the property described as the North 42.5 feet of the West 64.0
feet Block 309, Original City, City of Little Rock, Pulaski County, Arkansas be restored
to R -3 as existed prior to the adoption of Ordinance No. 19,406.
SECTION 4. That the approval of the Cross Street Elderly Housing Revised
Short-form PD -R (Z- 7898 -A), located at 1022 Cross Street is subject to compliance with
the following additional conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report.
SECTION 5. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 6. That the change in zoning classification contemplated for Cross
Street Elderly Housing Revised Short-form PD -R (Z- 7898 -A), located at 1022 Cross
Street is conditioned upon obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 7. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the changes
provided for in Sections 2 and 3 hereof.
SECTION 8. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 9. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 10. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
