AN ORDINANCE APPROVING A MODIFICATION TO A
PLANNED ZONING DEVELOPMENT AND PROVIDING
FOR THE ESTABLISHMENT OF A PLANNED
RESIDENTIAL DEVELOPMENT TITLED LOT 6
CHENAL HEIGHTS REVISED LONG -FORM PD -R
(Z- 6532 -D), LOCATED ON THE NORTHEAST CORNER
OF CHENAL HEIGHTS CIRCLE AND CHENAL
HEIGHTS DRIVE, LITTLE ROCK, ARKANSAS,
AMENDING ORDINANCE NO. 19,220 AND THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 19,220 adopted by the Little Rock Board of
Directors on November 1, 2004, be amended to provide for modification of the Planned
Residential Zoning Development described as Lot 6 Chenal Heights Revised Long -form
PD -R (Z- 6532 -D);
SECTION 2. That the zoning classification of the following described property
be changed from PD -R to Revised PD -R:
Part of the S 1/2, Section 25 and Part of the NE 1/4, Section 36, T -2 -N, R -14-
W, Little Rock Pulaski County, Arkansas more particularly described as:
Commencing at the Southeast corner of Tract 7A, Chenal Valley, an
addition to the City of Little Rock, Arkansas; thence N73 °35'01 "E, 60.00
feet to a point on the east right -of -way line, being the arc of a 1115.92 foot
radius curve to the right, a chord bearing and distance of N04 °51'03 "W,
347.39 feet; thence N04 °08'23 "E and continuing along said east right -of-
way line, 412.10 feet; thence northwesterly and continuing along said east
right -of -way line, begin the arc of a 507.46 foot radius curve to the left, a
chord bearing and distance of N39 °44'39 "W, 703.58 feet; thence
N83 °37'53 "W and continuing along said east right -of -way line, 317.79
feet; thence N00 °44' 16 "E, 500.00 feet; thence N51 °08'57 "E, 450.00 feet;
thence S53 °10'56 "E, 600.00 feet; thence N67 °50'41 "E, 520.00 feet;
thence S56 °34'52 "E, 550.00 feet; thence N73 °23'58 "E, 259.92 feet;
thence S43 °52'20 "E, 850.00 feet; thence S21 °15'33 "W, 550.00 feet;
thence S65 °12'07 "W, 1761.67 feet to a point on the east right -of -way line
of said Chenal Valley Drive; thence northerly along said east right -of -way
line, being the arc of a 1115.92 foot radius curve to the right, a chord
bearing and distance of N17 °39' 19 "W, 149.78 feet to the point of
beginning, containing 71.9166 acres more or less.
SECTION 3. That the approval of the Lot 6 Chenal Heights Revised Long -form
PD -R (Z- 6532 -D), located on the Northeast corner of Chenal Heights Circle and Chenal
Heights Drive is subject to compliance with the following additional conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report.
SECTION 4. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 5. That the change in zoning classification contemplated for Lot 6
Chenal Heights Revised Long -form PD -R (Z- 6532 -D), located on the Northeast corner of
Chenal Heights Circle and Chenal Heights Drive is conditioned upon obtaining a final
plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of
the Code of Ordinances.
SECTION 6. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 2 hereof.
SECTION 7. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 8. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 9. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
