A. PROPOSAL/REOUEST:
A preliminary plat as proposed including six lots which
will be a continuation of the existing Plantation Acres
Subdivision lying to the north. These six lots are
out -parcels from the original development of Plantation
Acres.
B. EXISTING CONDITIONS:
This tract of land is generally in an undisturbed state
with large -mature timber. The principal arterial is
lying along the south boundary. The street crossing
property, being Plantation Acres Drive, is constructed
to the county standard with 24' pavement and 60' right-
of-way.

C. ENGINEERING COMMENTS:
Crystal Valley Road is a minor arterial. Plantation
Drive is a collector street. Proposed right-of-ways
shown are correct. Engineering does not object to
improvement waivers. Public/private status of
Plantation Drive should be clarified.
D. ISSUESZLEGAL/TECHNICAL/DESIGN:
The two issues in this category which require
resolution are:
1. Waiver has not been requested in the lot
depth to width ratio.
2. Proof of Plantation Acres Drive being
dedicated to the City.
E. ANALYSIS•
The Planning Staff finds little issue with this plat.
It is well designed and has few deficiencies.
F. STAFF RECOMMENDATION:
Staff recomitends approval of this plat with waivers
subject to:
1. The Engineer of Record making the formal
request for the variance required.
2. Presenting proof of Plantation Acres being
dedicated to the City.`,
