AN ORDINANCE APPROVING MODIFICATION TO A
PLANNED ZONING DISTRICT AND PROVIDING FOR THE
ESTABLISHMENT OF A PLANNED RESIDENTIAL ZONING
DEVELOPMENT TITLED HIGHWAY 10 CONDOMINIUMS
REVISED LONG -FORM PD -R (Z- 4410 -B), LOCATED ON
CANTRELL ROAD, JUST WEST OF PLEASANT RIDGE ROAD,
LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO.
19,372 AND THE OFFICIAL ZONING MAP OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 19,372 adopted by the Little Rock Board of Directors
on August 16, 2005, be amended to provide for modification of the Planned Residential Zoning
Development described as Highway 10 Condominiums Long -form PD -R (Z- 441 0 -B);
SECTION 2. That the zoning classification of the following described property be
changed from PD -R to Revised PD -R:
Part of the NW 1/4 of Section 21, T -2 -N, R -13 -W, Little Rock, Pulaski County,
Arkansas more particularly described as follows: Starting at the Southwest corner
of the NW 1/4, NW 1/4, said Section 21; thence NO1 °59'1 6"E along the west line of
said NW '/4, NW 1/4, 631.90 feet to a point on the south line of Lot 9, Block 5,
Walton Heights Subdivision, Little Rock, Arkansas; thence S62 °30'49 "E along
the south line of said Block 5, 431.60 feet to a point on the south line of Lot 14,
said Block 5 and the Point of Beginning; thence S62 °30'49 "E continuing along
the south line of said Block 5, 21.80 feet; thence S70 °30'44 "E continuing along
the south line of said Block 5 1279.61 feet to a point on the south line of Lot 30,
said Block 5; to a point on the south line of Lot 32 said block 5; thence
S62 °17'31 "E continuing along the south line of Block 5, 408.32 feet to the
southwest corer of Lot 38, said Block 5; thence S57 °04'56 "E continuing along
said south line of Block 5, 155.46 feet to a point of the south line of Lot 42, said
Block 5; thence S39 °34'42 "W, 304.22 feet to a point on the north right of way
line of Arkansas State Highway 10; thence Northwesterly along said north right of
way line the following: (1) N50 °06'15 "W, 120.41 feet; (2) N37 °10'17 "W, 132.86
feet; (3) N45 °39'25 "W, 84.14 feet; (4) M81 °59'43 "W, 120.41 feet; (5)
N63 029'54 "W. 217.26 feet; (6) N84 °59'39 "W. 204.40 feet; (7) N76 °04' 14 "W,
62.43 feet: (8) S68 °07'34 "W, 55.86 feet; (9) Northwesterly along the Arc of a
8038.82 foot radius crve to the right, a chord bearing and distance of
N82 022'49 "W 794.72 feet; (10) N52 °37'34 "W, 55.56 feet and (11)
N81 015'00 "W, 1 +62.84 feet to the east line of the Entergy (Formerly Arkansas
Power and Light) property; thence N01059' 16"E along said east line, 606.64 feet
to the point of beginning, containing 19.5207 acres more or less.
SECTION 3. That the approval of the Highway 10 Condominiums Revised Long -form
PD -R (Z- 4410 -B), located on Cantrell Road, just west of Pleasant Ridge Road is subject to
compliance with the following additional conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report.
SECTION 4. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 5. That the change in zoning classification contemplated for Highway 10
Condominiums Revised Long -form PD -R (Z- 4410 -B), located on Cantrell Road, just west of
Pleasant Ridge Road is conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 6. That the map referred to in Chapter 36 of the Code of Ordinances of the
City of Little Rock, Arkansas, and designated district map be and is hereby amended to the
extent and in the respects necessary to affect and designate the change provided for in Section 2
hereof.
SECTION 7. That this Ordinance shall not take effect and be in full force until the final
approval of the plan.
SECTION 8. Severability. In the event any title, section, paragraph, item, sentence,
clause, phrase, or word of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not affect the remaining portions of the
ordinance which shall remain in full force and effect as if the portion so declared or adjudged
invalid or unconstitutional was not originally a part of the ordinance.
SECTION 9. Repealer. All laws, ordinances, resolutions, or parts of the same that are
inconsistent with the provisions of this ordinance are hereby repealed to the extent of such
inconsistency.
