A tract of land situated in the NW 1/4 of Section 3, T-1-S. R-13-W, City of Little
Rock, Pulaski County, Arkansas, being more particularly described as follows:
Commencing at the northwest corner of said NW 1/4; thence S 88* 02' 58" E along
the north tine of said NW 1/4 for a distance of 1713.98 feet to a cotton picker
spindle and a Point of Beginning: thence continuing S 88' 02' 58" E along the north
line of said NW 1/4 for a distance of 873.73 feet to a nail and bottle cap situated at
the northeast corner of said NW 1/4; thence S 010 13' 31 " W along the east line of
said NW 1/4 for a distance of 1082.03 feet to the northerly right-of-way line of
Interstate Highway 30; thence S 66° 20' 36" W along said northerly right-of-way
line 887.31 feet to the south line of said NW 1/4, thence N 88' 05' 03" W along said
South line 73.00 feet: thence N 01° 15' 00" E. 460.77 feet to an iron pin; thence
N 01° 27' 31" E, 1004.79 feet to the Point of Beginning; tract of land containing
25.942 acres ( l ,130,030 S.F.) more or less.
LESS AND EXCEPT
the North 40 feet of the tract described above lying along Base Line Road, the East
30 feet of the tract described above lying along Childers Drive, and two tracts of
land formed by tangent curves having 50 foot radii located at the northeast corner
and southeast corner of said tract for the purpose of right-of-way dedication, total
of right -if -way containing 1.541 acres (67,126 S.F.) more or less.
