RE: Hillcrest Hideaway STR-1 – Special Use Permit (Z-9906) 305 Linwood Court Development Staff Comments: 1. Provide a parking plan showing where and how many cars can park on-site. Attached in email 2. Will the entire residence be rented, or will you be renting individual bedrooms? The entire residence is rented and will never be rented as individual bedrooms 305 Linwood Court, Lile Rock, AR 72205 Documentaon Demonstrang Compliance with STR-1 1. This STR will not host private pares or special ev ents such as weddings, recepons or other similar gatherings. 2. There will be no fees to anyone other than an Occupant. 3. There will be no meal service provided except a few small snack pantry items, i.e. coffee, packets of oatmeal, sodas. 4. There will be no signage regarding the Airbnb posted. 5. Parking for this short term rental is in compliance with the Hillcrest Design Overlay District Code of Ordinances, Chapter 36-Zoning, Arcle V-District Regulaons, Division 13-Hillcrest Design Overlay District (Sec. 36-434-10 through Sec. 36-434-16). a. The DOD states: Parking requirements within the district shall be fi8y (50) percent of that required by arcle VIII. b. Arcle VIII states: That for Residenal uses, each single-family dwelling needs 1 space and accessory dwellings need one space. c. Therefor, it is required that for the main house and the dwelling unit, we need 1 space. The driveway at 305 Linwood Court can accommodate 5 automobiles and off-street parking directly in front of the house can accommodate 2 automobiles. There are seven (7) spaces available when only one (1) is required. 6. A ¼”=1’-0” is floorplan and a parking plan is included in this packet. 7. The floor plan shows that the guesthouse has 2 doors of egress plus 2 large windows in the bedroom. 8. Proof of $1M insurance has been provided to the City. 9. Building Code and Fire Marchal Inspecon fee and Bu siness License will be paid upon permit approval. 10. Smoke alarm, fire exnguisher, electrical panel and first aid kit locaon is shown on the floor plan. 11. An approved and inspected fire exnguisher is on the wall within plain view. 12. A notebook stang guest rules and contact informao n is within plain view. 13. No recreaonal vehicles, buses or trailers will be on the street or property. 14. We do not rent to tenants under 21 years of age. 15. At most, we allow three (3) guest. 16. Only one party will be rented to at any me. The g uesthouse is rented as a whole and never by room. 17. Minimum rental requirements is one (1) night.
