HomeMy WebLinkAboutCover Letter 082123August 8, 2023 Brad Jordan, Development Manager City of Little Rock, Planning and Development 723 W Markham Street Little Rock, AR 72201-1334 Re: Cover Letter - Planned Zone Development: STR-2 Application (Special Use Permit) Dear Mr. Jordan, Per the requirements of the Planned Zone Development (PZD) application, the following is the development rationale for my property located at 2008 N Harrison St, Little Rock. I am applying for a STR-2 in order to off -set the ongoing cost of this 1932 historic home in the Pulaski Heights area. I currently reside in Austin, Texas (in a 1929 home) and this property was purchased as a second home while my daughter was attending her residency at Arkansas Children's Hospital. I also have a passion for preservation and consider this purchase a preservation effort along with maintaining the neighborhood character, as the home was restored to its original beauty and not torn down like so many houses in the Heights area. The intent of this Special Use Permit is to allow me to stay in the home three to four times a year and the remaining time to provide a short- term rental so others can enjoy the historical nature of the area and the natural beauty of Arkansas. The primary structure is 1364 SF and a small storage shed in the back area of the property. The home shall only be rented to four people or less as it is a two -bedroom, one bath property and nicely furnished. This property is not intended to provide me with full-time income or be part of a larger rental portfolio or entertainment business. I consider this home my personal property, to be taken care of and respected. It is not a party house or to be used for any multi -person event. I know most of my adjacent neighbors and respect their privacy and right to live in a "neighborhood" environment. The property has plenty of private parking, as well as street parking directly in front of the home. Included in my submittal is a Bill of Assurance for "Newtons Addition" as received directly from Ms. Cherie Abston, Chief Deputy at the Pulaski County Circuit Clerk's office, as well as various exhibits to address the application requirements. They include: • Survey — Exhibit A (12-28-2021) • Parking, Landscape, Water Plan — Exhibit B • Site Plan - Streets and Access — Exhibit C • Fire and Life Safety Floor Plan — Exhibit D In addition, I have read the city ordinance No 22,274 and plan to comply with all life -safety standards outlined in the ordinance. I understand that should I receive approval of the application, there will be a scheduled inspection of the property to ensure these standards are met.
