A. PROPOSALIREQUEST:
This applicant proposes the platting of nine residential lots
of variable dimension. Four will not be served by dedicated
public street. These lots are proposed in a fashion that will
serve to develop nine multifamily structures in 3 and 4 unit
buildings. The purpose of this plat is to provide for the
mortgage and sales arrangement for small multifamily
buildings. The lotting arrangement provides a 50 foot public
service and access easement as well as utility easement. This
easement will provide for the four rear most lots being
furnished with parking area as well as vehicular access.
B. EXISTING CONDITIONS:
The site currently is in development. Most of the natural
foliage has been removed and the site is being reformed to
accommodate the building sites and access.
C. ENGINEERING/UTILITY CO?flIENTS:
The Public Works Department requires right-of-way and
improvements at the minor arterial standard. Detention and
Excavation Ordinances apply. The Little Rock Water Works
reports that a water main extension will be required to serve
these units. The Waste Water Utility reports that a sewer
main extension will be required with easements.

SUBDIVISION COMMITTEE COMENT: (NOVEMBER 25, 1992)
The applicant's engineer was present. Planning staff briefly
reviewed the several items in our analysis. Mr. McGetrick
indicated that these several items could be dealt and he would
resolve them as soon as possible. After a brief discussion, the
Committee forwarded this item to the Planning Commission for final
resolution.
