PROPOSALIREOUEST: The applicant proposes to construct multifamily structures on a 1.2 acres site adjacent to Reservoir Road. These apartments will be built in two phases. Phase I will have 15 units with 34 parking spaces, and Phase II will be 17 units with 20 parking spaces. B. EXISTING CONDITIONS: Currently, the site is covered with scrub brush and several trees. The adjacent street, Reservoir Road, is a two lane road with ditches on both sides. C. ENGINEERING COMMENTS UTILITY COMMENTS: A minor arterial right-of-way and improvements are required. Excavation and Detention Ordinance apply. D. ISSUES/LEGALITECHNICALIDESIGN: There are no issues associated with the site plan review. E. ANALYSIS• The review of the Planning Staff for the site plan reveals that there are no problems with the proposal as presented. SUBDIVISION COMMITTEE COMMENT: (OCTOBER 3, 1991) The application was represented by Mr. McGetrick. A brief discussion was held concentrating mainly on the landscape plan and street improvements. The applicant agreed to comply with the landscaping code and make all of the necessary street improvements. The matter was forwarded to the full Commission for final resolution. PLANNING COMMISSION ACTION: (OCTOBER 22, 1991) The application was represented by Mr. Pat McGetrick. There were no objectors. The Commission placed this item on the Consent Agenda for approval as filed. A motion was made to approve the Consent Agenda. The motion passed by a vote of 9 ayes, 0 noes, 1 absent and 1 open position. 2
