The development will be mixed use; with retail space leased on the first floor and office on the second. The tentative development schedule is as follows: August 6, 1985 : P.U.D. granted September 6, 1985 Break ground for construction February 6, 1986 Construction completed Site improvements will include a landscaping strip along the south property line to visually separate parking from the adjacent resi- dential area. Trees along the east sidewalk will enhance the project and lessen the impact of the Hillcrest Cleaners. Sidewalks will be concrete with brick paver accents. There are four (4) vehicular access points onto the site. On site parking is prov-ided for 22 cars, more than any recent project in the Hillcrest area has contributed. We estimate there are approximately 50 additional off site parking spots available within one block. This is considering local restaurant hours and the business hours that Kavanaugh Place will operate. Refer to the Sketch Plan Submittal enclosed for detailed site layout. Kavanaugh Place opens up to the corner, allowing maximum visibility for retail and driv e`up parking for customers. The buildings also maintain the street front. -pedestrian shopping pattern established in the area. The north facades of both buildings remain "street f r_ont" to continue the line established by the neighboring buildings. The architectural style of Kavanaugh Place picks up on the character of the building occupied by The Afterthought. The clay the awning theme is carried through on the corner building, complimenting one of the most unique buildings in the Hillcrest area. Refer to the Elevation Facing Kavanaugh on the enclosed Sketch Plan Submittal. Kavanaugh Place, because of location, character, and tenant mix, will provide the Hillcrest area with desirable retail and office space, while contributing to the visual aesthetics of the community and function of the commercial district.
