D. ENGINEERING CONSIDERATONS
(1) Improve Battle Street to a 36' street.
(2) Entrance into site to be coordinated with the City
Engineer.
(3) Provide funds for traffic signal at Battle and
Rodney Parham Roads.
E. ANALYSIS
This application involves a request for the
consideration of two separate proposals on the same
tract of land. Secondly, a variance is requested to
allow a 20' encroachment into the 45' building line
along Battle Street. This street will have a 50'
right-of-way and a 27' paved surface when the project
is completed. The adjacent development (Trellis
Square) uses the existing pavement for service and
deliveries. The existing buildings are within 15' of
the pavement edge. The rear of the buildings face
Battle Street. As for the proposed building, it will
be 25' from the property line and 31' from the pavement
edge with a separate service and delivery drive that
will be screened from Battle Street. Approval of the
waiver is not opposed if a final replat is submitted.
Staff favors Plan B over Plan A because of less
structural involvement. Improvement of Battle Street
to 36' is requested. The applicant must submit
specific plans on the retaining and fence.

F. STAFF RECOMMENDATION:
Approval, subject to comments made.
SUBDIVISION COMMITTEE REVIEW:
The item was reviewed by the Committee. The applicant
stated that Battle Street would be improved to 36' except
for the last 701. Staff commented that the applicant should
assure the Planning Commission that only one plan will be
developed after approval.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. A
motion was made and passed for approval of both site plans,
but with the condition that only one plan be used. The
motion passed by a vote of 11 ayes, 0 noes and 0 absent.
