A. Site Histor
This parcel was rezoned from "R-2" to "I-2" on
October 27, 1981, so that the zoning would be
compatible with the use of land and in order to expand
on an adjacent tract. At this time, some floodplain
restrictions were noted at the eastern edge of the
property but was not considered to be a problem.
B. Proposal
1. To construct a metal Mitchell building 601 wide by
280' long with 20' high side walls on 14.76 acres.
2. The provision of 36 parking spaces.
3. Engineering Comments
1. Dedicate right-of-way of 50' along Meadow
Lane in front of property.
2: Construct concrete pad for cross over from
north to south on Meadow Lane street
properties.

4. Staff Analysis
Staff is favorable to the request. It is recognized
as an attempt to upgrade the existing business, since
the owner plans to store parts, which are now stacked
and are visible from the freeway, in the proposed
structure. No customers will be in the warehouse.
Staff favors Engineering's suggestion of dedication,
and no'improvements on Meadow Lane, since the applicant
owns both sides of the property, and there are no
future plans for the street. The applicant is asked to
construct a concrete cross -over on Meadow Lane and
submit a one lot final plat for dedication of
right-of-way.
5. Staff Recommendation
Approval, subject to comments made.
SUBDIVISION COMMITTEE REVIEW:
The Committee passed this to the Commission without
recommendation, subject to:
(1) Submission of a deed for the dedication of right-of-way
in lieu of final plat; and
(2) A commitment by the applicant for continual repair of
the street when needed, in lieu of the construction of
a concrete cross -over.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. After
a brief discussion, the Commission voted to approve the plan
subject to the two points outlined in the Committee report.
The vote - 11 ayes, 0 noes.
Note: Mr. Taylor provided the required letter and warranty
deed to Mr. Lane of the Public Works Department at the
meeting.
