PROPOSAL:
1. The constructionof a metal building on a multiple
building site of 1.21 acres.
2. The building is to be 50' x 60' long.

1. Front yard setback of at least 50 feet.
2. 'Side yard setbackof at least 15 feet.
3. Rear yard setback of at least 25 feet.
4. Lot area of at least 14,000 square feet.
ENGINEERING CONSIDERATIONS:
A. Dedicate right-of-way necessary for an arterial.
Ten feet of right-of-way required from centerline of
street.
B. Improve Asher Avenue to include curb and gutter,
standard driveways, and underground drainage if
s required. Widen Asher to place back of curb and gutter
F to provide a 40-foot arterial street. Engineering
s plans to be submitted to the City Engineer for review.

STAFF ANALYSIS:
Staff was inhibited in its review of the plans since the
dimensions were not clearly indicated. The applicant should
submit a properly dimensioned plan or clarify the numbers
shown. It is suggested that a final plat be submitted to
plat a building line, which will accommodate the existing
buildings on -site in -lieu of what is required, since 10 feet
of the property will be dedicated for right-of-way. The
applicant should submit assurances that the existing metal
building will be removed upon construction of the proposed
building; especially since it seems to encroach in the
required setback area. Staff is requesting the submission
of a proper landscaping and parking plan, along with the
floor areas of existing buildings.
STAFF RECOMMENDATION:
Approval, subject to comments made.
SUBDIVISION COMMITTEE REVIEW:
The applicant was present. He stated that his plans did not
include removal of the metal building. He was instructed to
meet with the Engineering Department before the August 16th
Planning Commission meeting to work on compliance with their
comments and an acceptable landscaping/parking plan.
PLANNING COMMISSION ACTION:
The applicant was not present. Staff reported that he had
requested withdrawal of the application. A motion was made
and passed for a withdrawal. The vote: 9 ayes, 0 noes and
2 absent.

SCOPE OF WORK
CONSTRUCTION OF SHOP BUILDING
FOR
FLITELINE MOTORS
5111 ASHER AVENUE
LITTLE ROCK, ARKANSAS
GENERAL CONDITIONS:
Provide construction supervision, plans and specifications required
to obtain a building permit, Building permit fee, sales tax, and
cost of builder's risk insurance.
CONCRETE WORK:
Provide necessary tools, labor, and equipment to remove existing
concrete at column locations to pour required footings to support
the building structure and a 411 reinforced concrete slab poured over
the existing slab. Reinforcing steel will be installed at each
rigid frame from pier to pier, across the width of the building to
tie the new piers to resist horizontal reactions at the column
bases. A slope will be provided at the overhead doors from the
existing concrete drive elevation to the new finish floor elevation
4" above the existing concrete. A floor sealer/hardener will be
applied after the new concrete slab has curred for moisture and
dust control.

SCOPE OF WORK:

The following accessory items will be installed:
1. Two (2) 3070 personnel doors with standard hardware.
2. Four (4) 121x12' 24-gauge steel overhead doors.
3. Two (2) 9" throat by 10' long continuous ridge ventilators.
INTERIOR CONSTRUCTION:
The 10x10 tool room and 5x5 restroom will be constructed with 2x4
wood frame walls and a 1/2" painted plywood interior finish with
metal liner around the exterior to match the liner in the shop area.
Ceiling will be framed with 2x6 wood joists with a 3/4" plywood deck
and 1/2" painted plywood ceiling. Doors into the tool room and
restroom will be 1 3/8" thick hollow core wood doors with standard
hardware painted to match the wails.
ELECTRICAL:
Electrical work will consist of providing:
1. Fluorescent lighting in the shop area and tool room.
2. Incandescent light fixture in the restroom with a
ventilation fan.
3. 120 volt convenience outlets located around the perimeter
of -the shop wall as required by the City of Little Rock
Building Code.
4. Two (2) 220-volt single phase outlets for equipment to
be furnished by the owner.
5. Unit heater connections.
6. Electrical panel and required service in accordance with
the National Electric Code and City of Little Rock
requirements.

SCOPE OF WORK:
PLUMBING:
Provide one (1) commode and wall hung lavatory in the restroom;
one (1) interior hose bib and one (1)_ exterior frost proof hose bib;
one (1) 6-gallon electric hot water heater; two (21 10.0.,000 BTU
suspended unit heaters in the shop area. Gas, water, and sewer
service tied into the existing services, including the necessary
city tap fees and permits.
