A. History of the Site
This site represents property that was recently
approved for a preliminary plat by the Planning
Commission, shortly thereafter, a final plat was
submitted.
B. Existing Conditions
The land.involves property that is basically flat and
tree -covered. The replat will add property that
consists of a single existing structure of which its
most recent use was single family. Improvements are
needed on Nova Lane.
C. Development Proposal
This is a request by the applicant to replat a recently
approved plan to incorporate 120' of additional
property.

D. Engineering Considerations
Construct Nova Lane to residential street standards;
then half street improvements must begin at the street
centerline due to poor condition of the existing
street.
E. Analysis
Staff has no adverse comments to the replatting of the
lot, but agrees with the request for construction of
Nova Lane. The request for a setback variance will be
dealt with as a part of the conditional use review.
F. Staff Recommendation
Approval of the request, subject to improving Nova
Lane.
SUBDIVISION COMMITTEE REVIEW:
The item was reviewed by the Committee. The applicant
agreed with comments relating to the construction of
Nova Lane.
