Engineerinq Considerations Construct sidewalk along Green Mountain Drive. Complete and certify internal drainage system. Close driveway on Rainwood with standard curb and gutter. D. Analysis No major problems were found. All bulk and area requirements for "C-4" zoning districts have been met. Staff would like to suggest, however, that: (1) The applicant change the name of the proposal, since there has been a recent approval by the same title; and (2) That a certified site plan be submitted to the staff before building permit is received. E. Staff Recommendation Approval, subject to comments made. SUBDIVISION COMMITTEE REVIEW: There was no one present representing this application. The Planning staff voiced some concerns concerning the drainage on -site and need for a plan to provide for such drainage. It was additionally pointed out that this plan may, in the future, accommodate different uses other than the mini -warehouses as indicated. However, the staff pointed out this should not present a significant problem. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. A motion was made and passed, subject to: (1) another name for the development► (2) submission of a certified site plan before receiving a building permit. The vote was 8 ayes, 0 noes and 3 absent. History of the Site A site plan review was approved for this development on July 12, 1983. This submission revises that approval. B. Proposal (1) The construction of nine structures for varied uses. (2)- The construction of a one-story retail building. (3) The construction of a one-story office building. (4) The constructionof a six bay car wash. Close driveway on Rainwood with standard curb and gutter. (Additional Comments) (1) Inspect and verify drainage system; notify City when completed so that a final inspection can be made. (2) Accomodate handicap movement at sidewalk driveway intersection. D. Analvsis The applicant has changed the name from Green Mountain mini -warehouses as previously requested. Approval of this proposal does not mean the endorsement of any portion for sale separately. This review is for a multiple building site. No major problems were found. All bulk and area requirements for "C-4" zoning districts have been met. E. Staff Recommendation Approval, subject to comments made. September 13, 1983 SUBDIVISIONS Item No. 8 - Continued SUBDIVISION COMMITTEE REVIEW: The applicant was present. The item was passed to the Commission, subject to comments made. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. There was a brief discussion. A motion was made to approve the request as submitted. The motion passed by a vote of 11 ayes, 0 noes.
