REQUEST:
(1) To replat lot to move existing east- building line to
the correct property line and establish a building line
Of five feet.
(2) To encroach five feet into a 30-foot setback area.
A. History of the Site:
McKinley Street, which runs to the east of theproperty, was closed several years ago. Portions of,
the right-of-way were acquired by the abutting property
owner, creating new property lines.
B. Existing Conditions:
The site is in a single family residential area. It is
bounded on the west by residential, south by Evergreen,
and east by a 25--foot drive. This drive serves two or
three homes which take access to Evergreen via the
accessway.
C. Development Proposal:
The applicant i, requesting that he be allowed to
replat his lot so that he can build an addition to his
existing home. The replat. would reflect a new property
boundary line on the east, that indicates acquisition
of new property .from the prior closing of McKinley, and
the establishment of a five --_root building line at this
new property line. The proposal also includes an
encroachment of five feet on the south into an area
established by a 30-foot building line on Evergreen.

D. Engineering Considerations:
None.
E. Analysis
Staff's only concern with this proposal is that the
neighbors to the east of the site be made aware of this
proposal since it will have an impact upon them. Since
the new lot line on the east will allow conformance of
most of the structure within the allowable area, and no
adverse effects are expected from the encroachment on
the south, staff'is not in opposition to the request.
