A. It appears that the parking deck is to be placed
over a private drainage structure. Request
drainage be routed around the building.

B. Request traffic impact study before the addition
of two future floors.
IV. Analysis:
The applicant has submitted this request because of -a
current parking shortage on the total site, which
encompasses the Hospital, an existing paved parking
deck, and a doctors' office building. There are
currently 1,233 parking spaces. The proposed parking
structure will add 235 spaces with an additional 210
spaces to be added when the deck is expanded in the
future. The total amount of parking provided for the
whole tract is 1,578. This is far in excess of the 835
spaces required by Ordinance. As for the further
expansion, future review by the Commission is not
needed unless the structure exceeds the height
limitation of 45 feet. The applicant is advised that a
building permit will not be received until three copies
of an approved site plan are submitted.
V. Staff Recommendation:
Approval as filed.
SUBDIVISION COMMITTEE REVIEW:
The Committee reviewed this item. It was decided that it
should be passed to the Commission, subject to:
(1) Routing of drainage around the structure; and
(2) Traffic impact study before the addition of two future
floors.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. A
motion was made and passed for approval, subject to the two
issues discussed during the Subdivision Committee review.
The vote was: 10 ayes, 0 noes and 1 absent.
