EXISTING CONDITIONS FT. OF NEW ST.: 0 The project is located on a large tract which principle use is a public school. The remainder is vacant with a variety of greenery. C. DEVELOPMENT PROPOSAL This is a proposal to divide a tract of 24.06 acres into two lots. The new lot will be sold. D. ENGINEERING CONSIDERATIONS 1. Widen University one lane width adjacent to Lot 1. 2. Dedicate right-of-way on University as required, adjacent to Lots 1 and 2. 3. Construct sidewalk on University and Evergreen, adjacent to Lot 1. June 14, 1983 SUBDIVISIONS Item No. 18 ® Continued E. STAFF ANALYSIS Staff has no objections to the splitting of the tract. We are supportive of the additional lane to University full length of the property, especially since a precedent has been set in the area by a previous office development. The applicant should file a final plat with the full dedication. If desired, improvements adjacent to Lot 1 'may be done initially, with the remainder to be accomplished with further platting. A revised preliminary should be submitted with the appropriate topographical information. F. STAFF RECOMMENDATION Approval, subject to comments made. SUBDIVISION COMMITTEE REVIEW: The Committee decided to pass this to the Commission, subject to: (1) Submission of a revised preliminary with topos on Lot 1 and a waiver for remainder of plat. (2) Final plat with appropriate dedication. (3) Staging of improvements to include the widening of University. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. A revised showing the topos on Lot 1 was submitted. A motion was made and passed for approval of the plat subject to Engineering agreements and a final plat with an appropriate dedication. The vote 9 ayes, 0 nays and 2 absent.
