WHEREAS, Opha Kay Stobaugh, an individual and Opha Kay Stobaugh, as Trustee of
the McPherson Family Trust No. 2 dated September 2, 2004, and Opha Kay Stobaugh, Trustee
of the Opha McPherson Living Trust hereinafter collectively called "Grantor" is the owner of the
real property described on the attached Exhibit "A".
NOW, THEREFOR, Grantor has caused the land to be surveyed by Daniel W. Havner
of White —Daters & Associates, Inc. and a re -plat made thereof, identified by the title "Plat of
Lot 1R C. McPherson Addition, being a replat of lots 1 and 2 Clyde McPherson Addition and
Part of the NWl/4 SE1/4 NW1/4 Section 2, T-1 N, R-13-W, Pulaski County, Arkansas." The
plat bears the signature and seal of Timothy E. Daters, Registered Professional Engineer and
Daniel W. Havner, Registered Land Surveyor, the signature of Grantor, bears a Certificate of
Approval executed by the appropriate authority of the City of Little Rock, and is filed of record
as Pla in the real estate records of the Circuit Clerk and Ex Officio Recorder of
Pulaski County, Arkansas.
The filing of the plat for record shall constitute a complete and valid delivery of any and
all easements and/or rights -of -way shown on the Plat.
The lands embraced in the plat shall be forever known as Lot 1R C. McPherson
Addition to the City of Little Rock, Pulaski County, Arkansas and every deed of conveyance
shall bear the lot designation as indicated on the plat.
The property shall be used for purposes allowed under applicable zoning ordinances of
the City of Little Rock, Arkansas and shall be subject to all present and future covenants,
conditions, restrictions and reservations or record.

The sewer services for these buildings run to the back, across the adjoining lot to the south. Obviously if this was
accepted as a subdivision when the C. McPherson Addition was originally platted, then there was (or should have been)
some recorded means of sewer access (an easement). Can you find any record of that easement? Please see the
attached sketch of the services, drawn by our field crew this week. The sewer along Markham is all the way across the
street, and there is a large storm drainage structure between the subject lots and the sewer main.
