Attached are the drawings, application, affidavit, and filing fee for the above referenced project.
The developer for this project would like to construct a mixed -use development. The two buildings
facing south along Kanis Road would be for retail use. The six buildings in the middle of the project
would be used for flex space. This would allow a small contractor to have an office, and an overhead
door to accommodate the warehouse area to store materials securely inside. The northernmost
building would be a two-story climate -controlled storage building with access only from the south.
This would screen the adjacent properties by limiting access away from other owners.
The project is designed to have buildings facing into the common shared parking lot. The developer is
proposing a 75' buffer to the north. All materials used by tenants would be stored inside, and not
visible for public viewing. The development will contain a gate between the two retail buildings that
would be closed in the evenings for security purposes.
The existing ownership is Barbara Plunkett, with an address of 10800 Chestnut Drive, Sherwood AR
72120. The Source of Title is Instrument Numbers: 2011-015139. The developer currently has the
property under contract. There are not any applicable existing covenants and restrictions on the land.
The source of water is Central Arkansas Water. The project is currently in Pulaski County and if
approved would be annexed into City of Little Rock to have the wastewater disposal provided by Little
Rock Water Reclamation Authority.
