Analysis
The Commission previously approved the site plan for
placement of the three buildings indicated. Due to
requirements of the lender, a plat must now be
involved. Staff has no problems with the combined
preliminary/final request, even though the plat exceeds
the four lots required. Since there was prior review
of the site, no adverse effects are expected.

Approval, subject to comments made.
SUBDIVISION COMMITTEE REVIEW:
The applicant agreed to revise the Bill of Assurance to
include restrictions on the use of Lots 4 and S as common
areas. This was done in response to a concern raised about
some assurances that the areas designated as common areas
would remain as such in the future.
WATER WORKS - An additional public fire hydrant will be
required.
SEWER - A 10 inch sanitary sewer easement is required around
both sewer lines crossing the property. Their exact
location must be seal verified.
PLANNING COMMISSION ACTION:
A motion for approval was made and passed by a vote of
11 ayes, 0 noes, 0 absent.

shown. Building 3 will be constructed shortly. All
streets have been improved, utilities installed, and
drainage improvements completed.
B. Development Proposal
The applicant has submitted a request for
preliminary/final approval of five lots for office use.
Three of the lots are for office and two are for
parking lots, which have been designated in the the
Bill of Assurance as nonbuildable areas. The owner
intends that these lots never be built upon. The Bill
of Assurance prohibits future expansion of the
buildings.
C . Engineering Comments
Any access location on Woodland Heights must be
approved by the Traffic Engineer.
